The Urban Redevelopment Authority (URA) has unveiled plans for ten new sites under the Confirmed List in the 2H2025 Government Land Sales (GLS) Programme, which includes two Executive Condo (EC) sites and three mixed-use developments. This announcement comes as part of the ongoing effort to address the persistent housing demands in Singapore, reflecting the government’s commitment to increasing the residential supply in tandem with the nation’s urban development.
The estimated yield from these new sites is projected to be 4,725 homes, marking a 6% decrease from the 5,030 units anticipated in the previous 1H2025 GLS. This slight reduction in projected home numbers underscores the fluctuating dynamics of the real estate market and the continuous adjustments that need to be made in response to evolving demands. The URA’s strategic planning aims to balance the provision of residential units with the need for sustainable urban growth.
Among the notable sites included in this new list is a 2.7-hectare Executive Condo site located at Woodlands Drive 17. This site is expected to yield approximately 560 homes, contributing significantly to the housing supply in the region.
Another EC site at Miltonia Close, spanning 1.54 hectares, is projected to produce around 430 homes. These developments are expected to attract a diverse group of residents, including families and young professionals seeking affordable housing options.
In addition to the EC sites, the URA has also introduced three mixed-use developments aimed at fostering integrated living spaces. One such site at Dover Road is particularly noteworthy, as it is set to provide 625 homes along with 32,300 square feet of commercial space.
This mixed-use development is strategically located to serve the One-North workforce, thus addressing both housing and commercial needs in a rapidly developing area. This integration of residential and commercial facilities is a key trend in modern urban planning, promoting a more vibrant and self-sufficient community.
Furthermore, the Tanjong Rhu site is highlighted as a significant addition, marking the first GLS offering in this area since 1997. Expected to yield 525 homes, this site will also feature a childcare center, emphasizing the URA’s focus on creating family-friendly environments.
The inclusion of essential amenities such as childcare facilities underscores the importance of holistic community planning, catering to the needs of residents and enhancing their quality of life.
